Welcome to Sonoran Cottage Enclave # 45, a 2,086 square foot, free-standing, double-master bedroom, Great Room (open) plan home of Contemporary styling in superb condition with no interior steps and huge views in Desert Mountain. Desert Mountain is a highly acclaimed, thirty-three-year-old, 8,200-acre, gated, private golf and outdoor recreation-oriented master planned development in the mountains on the northern edge of Scottsdale, Arizona, overlooking the entire Phoenix area, otherwise known as the Valley of the Sun. The home was built in 1996. It was acquired and initially remodeled by its current owners in 2009 and has had many various components updated or replaced since then on an ongoing basis (see a list, below). It has been impeccably maintained by them, (more) assisted by professional property management. They recently bought a larger home within the community and now need to sell this home. It has been priced aggressively, especially given the excellent condition it is in, in order to attract showings and offers quickly.
It is somewhat unusual for a Desert Mountain "cottage" home to not have common-wall neighbors. This one does not, which adds considerably to its sense of privacy. This home not only does not have a common wall neighbor, it lies apart from and above most of its neighbors. It is on a quiet cul-de-sac in a centrally located "Village" of Desert Mountain, on the edge of a substantial area of Natural Open Space desert. Its back-patio exposure is principally to the northwest and north. There are dramatic, short-range views of the Continental Mountain range in those directions. There is a single mountain very close by to the west, Lone Mountain, and its profile dominates the view in that direction. It also puts the house's back patio in early shade on a warm summer's day, a nice side benefit. One doesn't have to fight the sun every night from this back patio, but notable sunsets are still very visible. Thanks to the removal of a certain wall on the inside end of the kitchen, the home is a legitimate "Great Room" plan, a key requirement on many people's shopping lists. There are twin Master Bedroom suites, identical in size and each possessing a fireplace (both recently re-carpeted) each with back patio access and bathrooms with both a tub and a walk-in shower. Each bedroom is served by two walk-in closets. The home is the epitome of "light and bright". The home has wonderful wall spaces perfect for the display of hanging art. An elevation of approximately, 2,900' and very low humidity means year 'round living is a delight. Outdoor entertainment is a breeze in this home with a back-patio deck that has been extended, making it larger than most other decks in this Village, equipped with a substantial, built-in, barbeque set-up, complemented by a close-by firepit and water feature. Home has also been approved to add on an additional attached 1 bedroom with full bath Casita at 450 sq.ft. Further details on the home are provided below.
Desert Mountain is about a fifty-minute drive north from Phoenix Sky Harbor Airport. The opportunity to be a member of the community's private club, The Desert Mountain Club, is a significant part of the attraction of living in Desert Mountain for most property owners. The Club is the emotional, physical, and social "core" of the place. Membership is not included in the purchase price of the home but is available through an application process and is optional. The Desert Mountain Club is rightfully internationally famous as a year 'round, private spa and golf mecca, with seven clubhouses, nine dining venues, six eighteen-hole championship Jack Nicklaus Signature courses, four practice ranges, a high-tech golf performance center, and, as of Spring 2019, a seventh course, a serious eighteen-hole par-3 course.
One of the Clubhouses is the Sonoran Clubhouse, a truly amazing swim (three pools), tennis (nine courts, including one grass, five Har-Tru, and three cushioned surface hard courts), fitness, spa, and a dining facility. It enjoyed a $12,000,000 renovation in 2016. The following summer saw six pickleball courts, two bocce ball courts, and a croquet court added. It is now perhaps the premier facility of its type in the entire Southwest. This home is a scant five-minute walk from this facility, a real benefit to its next owner, not only for their own enjoyment of it, but also when it comes time to sell it again.
The Club's dining venues offer a wide variety of food, wine, and atmospheres. No coats and ties required! A tremendous range of non-golf outdoor recreation and social activities are also available. The Club's membership is catered to relentlessly by an attentive Club staff and Concierge, providing unparalleled service. In a word, the place is "phenomenal". It is so good, three multi-hundred-million-dollar lottery winners have chosen Desert Mountain over the years as the place they want to live.
Desert Mountain is a place of surpassing scenic beauty with long-range, panoramic views of Phoenix, Scottsdale, the entire "Valley of the Sun", many mountain ranges near and far, and, of course, Arizona's famous sunrises and sunsets! It now has about 1,900 finished homes ranging in size from 1,800 to over 20,000 square feet and in price from about $700,000 to over $10,000,000. Owners have invested up to $38,000,000 in individual homes. It has attracted full-and part-time residents from all over North America and western Europe. It also has a an over twenty-mile long hiking, biking, and equestrian trail system ranging up to 4,890' ASL in the mountains at the back of the property for the use of all residents. Another steady attraction are real estate taxes that are strikingly low compared to many parts of the country, particularly the Northeast, Midwest, and California (only $2,776 for this home in 2018!). The weather is famously sunny, and our risk of natural disasters is extremely low. Being higher and somewhat removed from the city means the stars are bright at night and the air is typically much cleaner than what lies over the Valley.
Day-to-day shopping needs for Desert Mountain owners are well-handled within about a ten-minute drive by the merchants in the nearby towns of Carefree and Cave Creek. There are 69 restaurants and bars within about sixteen minutes' drive. The Phoenix/Scottsdale area is famous for world-class shopping, major league and collegiate sports, terrific air service, and a wide variety of cultural attractions. Desert Mountain is within two and a half hours of normally excellent snow skiing in Flagstaff. Its location in the southwestern part of the United States affords easy access to the entire American West, with especially easy access to San Diego, Los Angeles, Las Vegas, the Grand Canyon, Lake Powell, and a plethora of unbelievably beautiful places in Southern Utah. "Paradise" doesn't overstate it.
Against this backdrop of privacy, service, beauty and recreation, Sonoran Cottage 45 represents an unusually nice opportunity and value for someone looking for quality, not quantity, in their vacation or seasonal home. Consider the following improvements:
