Welcome to Gambel Quail 250, a 38,816 square foot custom lot in Desert Mountain, an 8,200 acre, thirty-four-year-old, nationally prominent master-planned golf and outdoor recreation community on the northern edge of Scottsdale, AZ. ''DM'' has a private club in it of the same name enjoyed by most DM property owners as their social and athletic focal point. The Club offers many activities, but golf is ''king'' due to six Nicklaus Signature golf courses, four practice ranges, a golf performance center, and an eighteen-hole par-3 course. Membership demand has been extra high of late. As a result, they are now being issued 1) only to property owners (after a thirty-day application process and the payment of the initiation fee to the Club), and 2) only on a ''wait list'' basis, UNLESS... the seller of the property from whom the would-be new member is buying has a membership to "give", via the Club in exchange for the current initiation fee, to the new owner. In such case, the membership will be activated essentially at close of escrow. Otherwise, in the case of a lot purchase without such a "given" membership, the waiting period will last until a Building Permit is obtained, a process that could take a year or more. The seller of this lot DOES have such a membership to give, greatly benefiting a buyer who wants to buy a lot and build a home, and get into the Club in the near future (months faster than they would if they bought a home without a "given" membership involved). Please call the Desert Mountain Club for further details as soon as possible if you think you'd like to make an offer.
Other details include: the lot is nearly flat, and well-vegetated with native High Sonoran Desert plants. If you are looking for a year 'round climate, a home on this site would work well since it would be at an elevation of about 2,750', offering daytime high temperatures that are about ten degrees cooler than what is experienced on the Valley floor. Summertime evenings are especially delightful as the temperature is typically fifteen to eighteen degrees cooler than downtown Phoenix. It enjoys close-up views of Lone Mountain, a 3,353' high peak within Desert Mountain. It is a short drive away from Desert Mountain's Main Gate. The site has a rectangularly shaped, 20,553 square foot "Building Envelope" (see Documents), easily large enough to build a 6,000 square foot, one-level home. It is in a very quiet location, far away from any meaningful road noise. 2021 real estate taxes were only $930.08.
In addition to the golf facilities the Club offers, other on-property outdoor recreation opportunities include tennis, hiking, swimming, bocce, pickleball, trail-oriented horseback riding, and croquet. Seven clubhouses serve the needs of the Members, including the Sonoran Clubhouse, an utterly amazing swim (three pools), tennis (nine courts, including one grass, five Har-Tru, and three cushioned surface hard courts), fitness, and spa facility with a grill restaurant. It enjoyed a $12,000,000 renovation in 2016. The following summer saw six pickleball courts, two bocce courts, and two croquet courts added. It is now perhaps the premier facility of its type in the Southwest. The Club's nine dining venues offer a wide variety of food, wine, and atmospheres. No coats and ties required! The Club's membership is catered to relentlessly by an attentive staff and Concierge, providing unparalleled service. The place is "phenomenal", so good, three multi-million-dollar lottery winners have chosen Desert Mountain as the place they want to live. The Club is very highly regarded within the world of Private Clubs, and there is an ambitious plan in place to update all the Club's major facilities over the next few years in order to provide an even better experience for its Members.
Desert Mountain is contiguous to the Tonto National Forest, the fourth largest in the country. There is a twenty-mile private trail system in these mountains for exclusive use of Desert Mountain residents. The top elevation is 4,890', highest in all of Maricopa County. As a result, Desert Mountain is a place of surpassing scenic beauty with long-range, panoramic views of Phoenix, Scottsdale, the entire "Valley of the Sun", many mountain ranges near and far, and, of course, Arizona's famous sunrises and sunsets! It now has just over 1,900 finished homes ranging in size from 1,800 to over 20,000 square feet with listed homes ranging in price mostly from about $2,000,000 to $16,500,000. Owners have invested as much as $38,000,000 in individual homes. It has attracted full-and part-time residents from all over North America, Great Britain, and western Europe. The weather is famously sunny, and our risk of natural disasters is extremely low. Being higher and somewhat removed from the city means the stars are bright at night and the air is typically much cleaner than what lies over the Valley.
Day-to-day shopping needs for Desert Mountain owners are well-handled within about a ten-minute drive by the merchants in the nearby towns of Carefree and Cave Creek. There are approximately 69 restaurants and bars within about sixteen minutes' drive of Desert Mountain's Front Gate. The Phoenix/Scottsdale area is famous for world-class medical care (a Mayo Clinic and Mayo Hospital are here), shopping, major league and collegiate sports, terrific air service (Phoenix Sky Harbor Airport is routinely less than a forty-minute drive from the Front Gate), and a wide variety of cultural attractions. Desert Mountain is within two and a half hours of normally excellent snow skiing in Flagstaff. Its location in the southwestern part of the United States affords easy access by air or car to the entire American West, with especially easy access to San Diego, Los Angeles, Las Vegas, the Grand Canyon, Lake Powell, and a plethora of unbelievably beautiful places in Southern Utah. "Paradise" does not overstate it.
There is no requirement to build in Desert Mountain, and an owner can choose any architect or builder with which to work. A home on this lot would be a wonderful, quiet, safe place in remarkable surroundings to relax, get refreshed, rejuvenated, and reacquainted, with oneself, one's spouse and children, or good friends in for a few days as houseguests. Memorable experiences await at every turn. Against this backdrop, Gambel Quail Preserve 250 represents an unusually nice opportunity and value. We look forward to showing it to you someday and helping you learn about the community, the Club, and the area!
Be sure and look at the Preliminary Floor Plan the current owners created, in the Documents section.
