This Arthur and Charles Schreiber designed, mid-century modern house is tastefully renovated with the goal of respecting the original architecture while upgrading the layout and features and increasing the usable square footage. The sweeping front yard has low-maintenance desert plants, established mesquite tree, mature pipe organ cactus, and extensive low-voltage landscape lighting. The paint scheme is reminiscent of a friendly Palm Springs modern look in turquoise, steel blue, white, and gray, with accents of red-orange. Fewer than 20 of this modern elevation were built in Village Grove. They were designed by Arthur and Charles Schreiber and built by Allied Construction. This specific Schreiber for Allied elevation design is featured in Alan Hess's coffee table book, "The Ranch House." As you approach the glass front entry at 8315, you will notice the well-kept concrete hardscaping and river rock accents along the way. The new custom entry is comprised of the following: storefront glass door and clerestory windows in anodized aluminum finish, new masonry set with consistent treatment of grout lines to match the existing, and a raised concrete pad to match the height of the existing interior floors. The cheerful red-orange mailbox, hefty door lever and square deadbolt lock, lighted mcm doorbell, and view of the front hall decor complete the friendly and welcoming look. Once inside you will be blown away by the rear elevation's floor-to-ceiling new custom glass wall of windows and 15-foot sliding pocket door. The renovation plan removed the rear structural masonry wall, expanded the livable space, and converted the structural load to be carried down posts to a 25-foot lateral beam at the rear. As a result, the new custom windows are sized to exactly match and respect the existing structural beams of the house. Below the 25-foot beam is a 10-foot slider window at the kitchen counter, and 15-foot patio door at the dining area that completely retracts into a masonry pocket wall. When the door is fully opened, it is the ultimate in indoor-outdoor flow, and is perfectly aligned to the placement of the newly remodeled plaster pool with blue glass mosaic waterline tile in a classic color selection that is reminiscent of 1962 when the house was built. The new great room layout completely reconfigures the formerly separate formal/casual living spaces and is no longer constrained by a dividing structural wall. Additionally, the kitchen was completely relocated to back up to the tallest wall of the great room, found at the apex of the roof, thus providing a grand presence further emphasized by architectural backsplash, professional Wolf range, and matching hood. Relocating the kitchen also serves to open up a floor-to-ceiling view of the beautiful pool from all areas of the great room. The professionally-designed kitchen features the following: 36" dual fuel 6-burner Professional Series Wolf Range and remote blower exhaust hood. 3x9" oval relief ceramic tile backsplash. Run of pantry cabinets with pullouts, electrical outlet, and data/cable hub storage. Two undermount enamel-over-cast iron Kohler sinks in Frost with push-button disposals. The house now has a brand new second furnace and air conditioning system. Other features of the great room space include a smooth drywall finish (continues throughout house), foam insulation in the ceiling and some walls, recessed LED can lights, all new copper plumbing supply lines, vents, gas lines, and soft and RO water treatment systems, brand new PVC waste lines under the entire house, mostly new electrical lines, multiple lighting control switches to achieve the exact amount of light desired, switches and leads provided to add additional cans in garage or front walkway if desired, repurposed original globe pendants over the island, Schoolhouse Electric chandelier, data wiring, and heightened ceilings due to a new structural beam where the load-bearing divider wall used to be. The rear glass wall also has custom Hunter Douglas motorized privacy window coverings operated by a remote wall switch, with multiple programmable configurations. The ¾" x 5" EcoTimber Solid Strand Woven Bamboo flooring floats throughout the common areas. Extra care was taken in the design choices for the bedroom wing. Where other houses of this era have low ceiling height and soffits for ductwork, this renovation raised the ceilings to standard 8-foot height and installed all new ducts in the attic. In the master suite, the ceilings were vaulted to the roof line, as well as recessed can lights installed, thus achieving a more spacious feeling. Designer George Nelson pendant lights above the nightstands and a white Ron Rezek Ball ceiling fan with multiple speeds add to the elegant mood. The electrical throughout the master suite was upgraded with multiple lighting switches, including perfectly placed dimmer switches and outlets at each nightstand. The closet space has been significantly expanded. The original rectangular bedroom window has been replaced by an anodized aluminum sliding door which opens to the newly created master courtyard. The new privacy patio includes upgraded 6-foot privacy block, 11x14 paver patio, large pipe organ cactus with low-voltage lighting, river rock, new gravel, spacious seating and a fountain to provide a tranquil retreat. The master bathroom has been completely overhauled. The former 22-inch swinging door entry has been made much more spacious by a 28-inch pocket door. The layout of the fixtures is radically different than the original because it priorities the 8-foot long, fully marble tiled walk-in shower with built-in bench. Hansgrohe Axor Citterio fixtures include dual heads, dual valves, thermostatic valve, and hand sprayer with valve. Never wait for hot water as it is readily available thanks to the waterwise hot water plumbing loop running throughout the house. The master bath's 3x6 marble tile is set in a running bond pattern and runs floor-to-vaulted ceiling, and solid marble slabs have been installed at the curb, bench seat, and three accessory ledges to provide ample storage. A custom dual-swinging frameless glass enclosure extends the open feel. Both inside and outside the shower, the mini marble floor tiles are set in an inset herringbone rug-like pattern that creates a friendly, sophisticated, and timeless look. There is a tall, wall-mounted double vanity with white high-gloss pullout storage drawers and hidden electrical outlets, Hansgrohe vanity faucets, and floating modern vanity mirror. In the bedroom hallway, the HVAC closet has been completely relocated, and in its place there is a laundry and linen closet area. The laundry area has coordinating butcher block counter above front-loading Whirlpool Duet washer and dryer (to convey). Enter the hall bath through the new pocket door and enjoy all new copper plumbing supply and pvc waste lines. The stacked pattern of the 4x16-inch ceramic tile covers the floor and walls with striped color styling, including pencil quarter-round trim at window and bottle nooks. The showerhead and valves were relocated to the open end of the shower for ease of use. A Kohler Underscore deep soaking tub offers a major upgrade, complete with separate tub-filling American Standard spout and valves to provide a quick fill at a hot temperature. A tall wall-mounted vanity with white high-gloss pullout storage drawers and hidden electrical outlet completes the room. On the other side of the house, a new fourth bedroom/ideal guest room and half bathroom have been built. Both are fully foam insulated with new window and wiring, and are serviced by the new additional HVAC system. The bedroom has custom designed lighting which operates on two-way switches. The newly expanded hardscape surface is overlaid with a low-maintenance decking and adds a dining area adjacent to the kitchen. The newly built patio cover provides plenty of shade all day long.
