THE LOT. It is literally irreplaceable. The shape and position to the 18th Fairway makes it feel much bigger than 1/3 acre. The trees are spectacular.
There are things that cannot be fixed with other properties (i.e. there are only a handful of lots on the golf course with Camelback Mountain views and close proximity to the Clubhouse, you cannot make a lot larger, you cannot plant 70 yr old pines ).
While any property owner can remodel interiors, re-do bathrooms, etc, you cannot re-do your land. It is the only part of the real estate value equation that does not depreciate with time. It does not suffer wear and tear, it does not go out of style, and is not subject to the particular whims of most buyers (like a refrigerated wine room).
