Our lot loans go 80% LTV to $500,000 on a semi-developed lot (up to 10 acres) with a credit score of 700 or higher. Undeveloped land the max LTV is 75% and credit score of 680 or higher. Anything outside of this requires an exception.
We offer 1, 2, and 3 year balloon lot loans. Payments are amortized over 20 years (until the balloon is due). With a 15 year amortization we offer .25 off the rate. We have to charge 1 point on all lot loans, plus the other applicable closing costs. The 1 point is refundable if the client closes on a construction loan with us prior to the first balloon maturity date.
