Homes in Las Praderas historicall sell for more than the surrounding neighborhoods because of the size of the lots, the low HOA and the quality of the homes. There were two other recent sales of the same model for 109K. Both had instant offers & were under contract in just days (7 & 11 days) with multiple offers suggesting they were underpriced. You must compare apples to apples. The neighborhood to the east has dinky lots & asphault shingles & the homes to the west have dinky lots and are full of two stories.
