Welcome to “The Pecans”. An Exclusive Gated Community near the base of the San Tan Mountains... This is a terrific offer for a large homesite. Build your Custom Estate or winter getaway in the east valley of Metro Phoenix, Arizona. Enjoy community, recreation & privacy from the outside world. You will find an abundance of charm & character among the Round-a-bouts, stone planters, seasonal flowers & endless supply of pecans. In the Summer, enjoy a thick canopy of green trees with protective shade and charming street views. In the winter, the trees go dormant & let in the views of the San Tan Mountains just to the South, AND cool blue skies. Just 4 doors down from your new home is the Splash Park, Ramadas & Tot lots. Greenbelts & lush common areas run throughout the community. The owners at The Pecans take great pride in their homes as you will see when you enter the neighborhood. We have included several home photos for you to appreciate what it will be like to live in such an Exclusive community. It's not for everyone, and requires meeting the Architectural design and economic standards for your home. The HOA membership dues are to maintain the community and all its beauty, but it also naturally limits those who are not comfortable with the member dues. Join the select few home owners of The Pecans, enjoy exclusive membership in this gated enclave. This offer will not last. Finally, HOW to choose the right site for your Custom Estate Home: In "The Valley of the Sun", the rules are a little different than in most other places. There are reasons to have your home facing any number of directions, but in Phoenix, you want it facing primarily North/South. If it faces East OR West, you will limit when you can spend quality time in your backyard...in the summer heat. It also causes higher energy bills, and limits who will buy it from you. South rear yards offer the most SHADE in the summer when it's the hottest. The blazing hot sun sets to the Northwest in summer. South backyards also offer the longest swim season, and most enjoyable winter-time sun on your south facing patio when the temperatures are optimal and its beautiful outside. Last, remember to stay away from the entry gates. It's the most concentration of traffic and nosy outsiders. You may hear the cars and gates opening, day and night. Other lots to avoid: Homesites that are pie shaped with narrow fronts, as found on most cul de sac lots. Homes built on these lots with skinny fronts tend to be pushed farther back from the street, limiting the premium back yard space. ( This is one of those few places where skinny is BAD). Using these guidelines, you may just have a much better ownership and future selling experience. Don't wait. There are other lots available in the Pecans, but most lack ALL that this site has to offer.
